“We provide a compact house on a large plot, so the financial burden of buying a house in advance is not too great. The expansive land allows families to expand their homes in the future when they are more financially comfortable or have children,” Bryan said.

He explained that many people were facing financial impacts during the pandemic, so Dwicitra Land needed to introduce the concept of more affordable yet livable houses. The period of working from home during the pandemic has also increased the importance of having a home that supports work and family activities. "The new post-pandemic housing includes not only quality homes at affordable prices, but also an environment that can support daily activities," he said.

To address this, Dwicitra Land not only incorporates smart home features into its project, but also creates a peaceful environment for residents to feel comfortable in their daily activities. One of the things this housing developer has done is to work with Bank Tabungan Negara to create a promotional program for consumers if the purchase is made during the launch period. The promotion is provided in the form of a 2-year house payment subsidy, so consumers only have to pay a house payment of IDR 1.7 million ($110.23) per month.

For two-story houses, consumers can pay installments of IDR 2.5 million ($162.10) per month for a new cluster in their existing housing in Bekasi. Installment subsidies are expected to make it easier for consumers. In addition to installment subsidies, the developer also provides subsidies for land and building acquisition tax (BPHTB) and purchase contract (AJB).

Dwicitra Land also works with other financial institutions such as Bank OCBC, Bank Danamon, BRI, Mandiri and BSI. "The economic crisis after the COVID-19 pandemic can make things difficult for people, especially the millennial generation. That's why we're working with banks to offer a mortgage program that makes it easier,” said Bryan.

Take for example her project, Grand Tenjo Residence, which is a 40-hectare cluster housing system with a resort living concept in the Bogor area of ​​West Java. Dwicitra Land provides Grand Tenjo residents with prices ranging from IDR 350 million to IDR 650 million (US$22,750-42,250) with the convenience of subsidies.

“There is a down payment subsidy from the developer, so consumers no longer have to pay a down payment. Just pay the reservation fee and buy a house in Grand Tenjo,” he said. Dwicitra Land boasts several residential projects in the Jabodetabek area, including Bogor, South Tangerang and Bekasi.

When choosing residential locations, the developer takes into account the availability of nearby residential areas under construction. "We are in line with government planning. Currently, the government is actively building toll roads. For example, our housing projects in Bekasi are already connected to a toll road and an electric train (KRL) to make commuting easier for residents,” Bryan said.

One of her other projects is the Darmawangsa Residence in Bekasi, West Java.

Houses in Darmawangsa Residence, developed in 2011, were first sold for IDR 200 million (US$12,967), but Dwicitra Land did some research. "We turned our heads looking at other housing projects in the satellite city that were selling houses for IDR 1 billion (US$64,839)," Bryan recalled. “We were inspired to create a compact two-story Type 70 house at a cost of IDR 700-800 million (US$45,387-51,871). So we opened a new market and it managed to attract many consumers,” he said.

This year, Dwicitra Land is focusing on developing new clusters in its existing housing units, such as those at Darmawangsa Residence, which has just opened its seventh cluster. The company has targeted a marketing revenue of IDR 900 billion ($58,335 USD) for the entire project they are working on.
